Properties' Company History
After
seeing the Belmont section of Philadelphia begin to deteriorate
in the all too familiar pattern that urban areas
are prone to, Mr. Harold Thomas decided to attend
a city sponsored seminar on building rehabilitation.
He liked what he heard, and in addition, the
idea of becoming his own boss was appealing.
In 1991 with his vision for property improvement
and a determination to provide a high standard
of quality work, he obtained the proper city
licenses and insurance and started living his
dream.
During that year, Mr. Thomas founded WDC Corporation, a full service general
contracting conception to completion construction firm. Then came its sister
company, T.J. Properties, Inc., a land development firm and property management
service.
The first job of T.J. Properties and WDC Corporation was successfully renovating
some old units Mr. Thomas’s father owned while meeting, or exceeding,
all city standards. After that, the vision for a better Philadelphia and
business for both T.J. Properties and WDC Corporation just continued to
grow and expand.
The biggest projects in the last decade have been the rehabilitation and
new home construction in the Belmont area and rehabilitation construction
for the University of Pennsylvania. To date the companies have completed
over 255 single and multi-family units for Belmont and over 10 single and
multi-family units for the University.
Over the years T.J. Properties has reached occupancy rates in their subsidized
rental units of about 95 percent. Low-interest tax credits have helped
to keep the company moving in a positive direction. The company believes
in
taking
in slightly less in rents than what is spent in maintenance and construction
costs to meet the standards of the subsidies.
